A CMA compares your home to homes that are similar in price, location and amenities which are on the market or recently sold.

Location

Location is the key factor in assessing value. Certain neighborhoods and streets are more desirable than others and this will affect property values.

Market Conditions

Sometimes there are too many people trying to sell homes at the same time and too few trying to buy them (a buyer’s market), and at other times there are very few homes on the market (a seller’s market).

Property Conditions

The better the condition, the faster the selling time and the better the price.

Competition

Potential buyers will compare your home to other homes that are currently on the market. That will help them form their own opinion of your home’s value.
